Fall home maintenance has a way of sneaking up on us in Northeast Georgia. The mornings get a little cooler, the days begin to shorten and, before long, leaves are collecting in the yard and the first chilly nights are settling into the mountains.

Before the season gets fully underway, spending just 30 minutes walking around your home can help you spot small maintenance needs before cooler weather arrives.

You don’t need to tackle every fall project in one afternoon. Think of this as a quick seasonal checkup—a chance to look up, look around and look ahead so you can decide what needs attention now and what can go on your fall to-do list.

LOOK UP

1. Check the Gutters

Falling leaves can quickly fill gutters and downspouts, particularly if your home is surrounded by the hardwoods that make Northeast Georgia so beautiful in autumn.

From a safe location on the ground, look for:

• Leaves or debris already collecting
• Gutters that appear loose or uneven
• Downspouts that have shifted
• Signs that water has been spilling over the sides
• Areas where water may be draining too close to the foundation

You don’t necessarily need to clean them during your 30-minute check. The goal today is simply to identify what needs attention.

If your property has a lot of mature trees, one gutter cleaning early in fall may not be enough. Take another look after the majority of the leaves have dropped.

2. Scan the Roofline

You can learn quite a bit without climbing onto the roof.

Stand back far enough to see as much of the roof as possible and look for anything that appears different from the surrounding area—missing or damaged shingles, debris, sagging areas or flashing that looks out of place.

If something doesn’t look right, make a note to have it evaluated rather than climbing onto the roof yourself.

3. Look at the Trees Above the House

Now look a little higher.

Check for dead or damaged limbs hanging over the roof, driveway, vehicles, outdoor living spaces or utility areas.

Fall and winter weather can bring wind, rain and occasionally ice to Northeast Georgia. A questionable limb is much easier to address before it comes down on its own.

4. Walk the Exterior

A quick fall home maintenance walk can reveal small changes that are easy to miss when you’re coming and going every day.

• Loose siding or trim
• Peeling or deteriorating exterior paint
• Cracks or gaps around exterior penetrations
• Damaged screens
• Loose railings or steps
• Areas where water appears to collect
• Anything that simply looks different than it did earlier in the year

Take pictures with your phone as you go. By the time you finish the walk, you’ll have your fall maintenance list without having to remember everything.

5. Check Windows and Exterior Doors

Cool air has a way of finding the gaps we didn’t notice during summer.

Check around accessible exterior doors and windows for worn weatherstripping, visible gaps or areas where caulk has deteriorated.

Pay particular attention to doors that get heavy use and windows exposed to weather.

Small improvements here can make the house more comfortable as temperatures drop.

6. Take a Look at Decks, Porches and Steps

Outdoor spaces get a workout during a Northeast Georgia summer.

Before wet leaves and colder weather arrive, look for loose boards, unstable railings, raised fasteners or damaged steps.

Also consider where leaves tend to accumulate. Wet leaves can make steps, decks and walkways slippery, so those areas may need more frequent attention later in the season.

7. Give the Heating System Some Attention

The first genuinely cold night isn’t the ideal time to discover that something isn’t working.

Turn your heating system on before you actually need it and make sure it starts and operates normally.

If you’re due for routine professional service, fall is a logical time to schedule it.

8. Check the Filter

Take a look at your HVAC filter and replace it if needed according to your system and filter manufacturer’s recommendations.

It’s one of the quickest items on this entire list—and one of the easiest to forget.

9. Test Smoke and Carbon-Monoxide Alarms

Use the test function on your smoke and carbon-monoxide alarms and follow the manufacturer’s instructions for battery replacement and unit lifespan.

As homes become more closed up for cooler weather and heating systems return to regular use, fall is a sensible time to include these devices in your seasonal home check.

10. Think About the First Freeze

September may still feel warm during the day, but colder nights will eventually arrive.

Make a note of anything you’ll need to handle before freezing temperatures, such as:

• Disconnecting garden hoses
• Protecting exposed outdoor plumbing where appropriate
• Winterizing irrigation or other exterior water systems when needed
• Moving freeze-sensitive plants
• Preparing outdoor equipment for the end of the season

You don’t have to do all of it today.

The point is to have the list before the forecast makes the decision for you.
